Who do I call for maintenance issues?

Is it half rent over the summer?

Yes, your contract runs from 1st July to 30th June with half rent charged for July and August and full rent charged for the remaining 10 months.

How much is the security deposit?

Your security deposit is one month’s full rent per tenant, this is held by a third part deposit protection scheme until the end of your tenancy.

What happens to our security deposits?

We transfer your security deposit to a third party deposit protection scheme who protect the funds for the duration of your tenancy. At the end of your tenancy the deposit protection scheme transfers the funds directly back to you. This is a fully refundable deposit as long as the terms of the tenancy agreement have been met.

Are bills included?

This is agreed on a house by house basis. It is up to you whether you would like bills to be included or not. We will agree this with you prior to you signing your tenancy agreement. Cost is normally £50pppm.

Is there a cleaner?

We are more than happy to arrange a regular cleaner for communal areas and will pay 50% of this cost, the other 50% would be payable by yourself and the other tenants in your house.

Are you registered with Rent Smart Wales?

Yes, my registration number is available on request.

Do you have all of the relevant safety certificates in place?

Yes, during the induction you will be shown copies of the gas safety, electrical testing, fire alarm safety and HMO licence. These are also available in the house file kept at the property or are mounted on display in the entrance hall.

What if I lose my key?

Please try your best not to, your key is part of a master suite (it opens the front door and your room door), which means it is more expensive to replace than a standard key. If you lose your key unfortunately you will need to pay for a replacement. Give Alex a call to arrange a replacement.

What furniture/facilities are provided?

Each room has a bed, mattress, mattress protector, wardrobe, desk, desk chair, lamp, drawers, a bedside table/shelf, mirror and a blackout blind/curtain. All kitchens have a fridge freezer, microwave, oven, hob, extractor, washing machine, tumble dryer and a dining table/breakfast bar (some have toasters and kettles too). All lounges have a TV, sofa(s) and a coffee table. Bathrooms have a shower, toilet, sink and mirror, some properties also have en-suites.

Are my belongings insured on your (The Landlord’s) insurance policy?

No, it is important that you each arrange your own contents insurance. Our insurance only covers the building itself.

Is there parking at the property?

Each of our houses have a mixture of permit and non-permit parking outside on the road. You will be able to apply to the council for a maximum of 2 parking permits per house.

Alex was such a lovely landlord and really gave us our privacy whilst also sorting out anything we asked of him. The property was lovely, modern and perfect for us. Will always be sticking with a private landlord now!
